  • Which areas do we cover?
    • We are the same as any other "normal high street agent", however we only have one head office which covers the whole of the Gtr Manchester and Cheshire areas. Other than these two points we do everything else you would expect from a more traditional agent.

  • How much do we charge?
    • This depends on which option you choose, Option 1 is £299+ VAT, Option 2 is £499 + VAT, or Option 3 is 0.75% + vat when you sell the property. (Terms and conditions and minimum fee applies)

  • Why are we so cheap?
    • Unlike many of the high street agents, we don’t have an office in every town as 98% of buyers now buy through the internet and don’t go into there local office therefore we can cover a wider area with one office which means overheads are lower and we pass saving onto our valued customers.

  • How much does it cost to sell?
    • Selling a property can be a costly business not only with agency fees but also solicitors, removals and other relocation expenses’. Lynks Estate Agents have got the experience and expertise to help you move quickly and at a cost that won’t burn a massive hole in your pocket.   • Where do we advertise your property?
    • As well as advertising your property on our own New Lynks Estate Agents website we also have advertise on the big top three, Rightmove (www.rightmove.co.uk), Zoopla (www.zoopla.co.uk) and Prime Location (www.primelocation.co.uk). As well as these we also list your property on all the other major property networks; Globrix, UpMyStreet, FindaProperty, fish4homes, homes24, Yahoo!, msn, Virgin Media, Gumtree, eBay, Sky Media and AOL. There are also a number of smaller websites and portals (not listed here) that use our listings totalling around 150 separate websites.

  • How long will you market my property for?
    • Whichever option you select we will market your property with Lynks Estate Agents for as long as it takes to sell.

  • How are the viewings and offers arranged?
    • Lynks Estate Agents works with you and the viewer to find the best time for appointments, all our viewings are booked through our central diary and all parties’ receive communication ensuring confirmation of dates and times. Lynks Estate Agents again will also work with you and the potential purchaser to get the best possible price for your property and ensure all offers are genuine.

    • This depends on a number of factors depending on you, us and time of year; however we aim to get all properties on the market within seven working days if not sooner.
